the order process
Shown below is a typical order process for our supply
and install package, from client acceptance through to "wind
and watertight" completion. Please note that the programme periods
are estimates only, based on a S.I.P. build, and are intended as a
guide in the overall planning of the project.
Issue of Design Drawings
Detailed
planning permission will be required before the project can proceed.
Upon receipt of of a signed contract and engagement fee we will issue
drawings of your chosen design for inclusion in the submission to
planning by you or your agent. Once you have received permission the
project can proceed as outlined in the indicative programme table
below.
Issue of Construction Drawings
This large set of drawings and information shows the detail of the
house construction. Upon receipt of the first percentage payment (10%)
we will issue these drawings for inclusion in the submission by you
or your agent to your local Building Control office for Building
Warrant. Your agent will supplement these with other site-specific
drawings required for the application. Your agent should also help
you to arrange site specific structural drawings and calculations,
such as those for your foundation. You will then require a Structural
Engineers Register (SER) certificate, which pulls together all the
structural elements of the project and certifies them. This will need
to be undertaken by a registered SER engineer. Your agent will then
submit all of this for Building Regulations approval. The approved
set of Building Warrant drawings will be used in the tender process
as outlined below.
Appointing a Contractor
Take advice from your architect or agent. The normal process is for
your agent to put your house out to tender to three reputable contractors,
ideally NHBC registered.
Your agent will then advise you on the contractor who you should accept.
It's not just the price you have to take into account but also start
and finish times for example. Always make sure a proper contract is
signed between yourself and the chosen contractor. Again, your agent
should advise. In Scotland the Scottish Minor Works Contract is often
used and in England and Wales the ICE Minor Works Contract.
Remember that it is important to arrange a building contractor at
this stage of the project. Your contractor will be required to prepare
an appropriate access, lay-down area, and prepared foundation, as
these are a requirement for delivery and installation of our packages.
